Is cavity-wall insulation worth it?

Often, yes. But the word that matters is suitable.

A genuinely empty, suitable cavity can be one of the better fabric improvements available to a property.

But having cavity walls does not automatically mean they should be filled.

First establish what is actually inside the wall and whether the building is suitable for treatment.

What actually makes the difference?

Three questions matter: What is the wall? Is the cavity empty? Is it suitable?

What the wall is actually made from

The age and appearance of the house give useful clues, but buildings are rarely as obedient as textbooks.

Extensions may have been built differently from the original house. Wall thicknesses can vary. Some cavities are narrow or unusual.

Before recommending insulation, establish what construction is actually present.

Whether insulation is already there

The strongest opportunity is normally a suitable cavity that genuinely remains unfilled.

But existing insulation is not always obvious. It may have been installed previously, or the cavity may contain insulation that is incomplete or difficult to verify.

If it is already insulated, adding more is unlikely to be the answer.

Whether the wall is suitable for treatment

This is the bit that matters most.

A cavity should not be filled simply because somebody has discovered that it exists.

Exposure to wind-driven rain, dampness, damaged masonry, defective pointing, wall-tie condition and the width and cleanliness of the cavity can all affect suitability.

The EPC can identify an opportunity.

It cannot inspect the inside of the wall.

What we’ve found in the Workshop

An unfilled cavity can represent a significant fabric opportunity and insulating it can provide a useful EPC improvement.

But our modelling only tells us what could happen if a suitable cavity is properly insulated.

It cannot confirm that the real wall in front of us should be filled.

That judgement requires inspection of the building itself.

This is a good example of why an EPC recommendation should be treated as the beginning of an investigation, not permission to start drilling holes.

Before you go ahead

Establish the construction of the original house and any extensions, and find out whether cavity insulation has already been installed.

Look for damp, cracking, defective pointing and other signs that the wall needs attention before insulation is considered.

The property's exposure and local weather conditions matter too.

A suitable specialist should assess the cavity itself, including its width and condition, and explain how ventilation openings and other building details will be protected.

Ask exactly what material is being proposed, how it will be installed and what guarantee accompanies the work.

What does this mean for your home?

If your property has a genuinely empty and suitable cavity, insulating it may be one of the more effective ways to reduce heat loss and improve the EPC.

But those two words belong together.

Empty does not automatically mean suitable.

The recommendation on an EPC identifies a possible improvement. It is not confirmation that every cavity should be filled.

Understand the wall first. Improve it second.
